Positioned along Holland Street, Founder's Row marks the first built form within the Southwark Grounds precinct, establishing a strong architectural foundation for this emerging, community-focused neighbourhood on the former West End Brewery site.
Designed by our housing team in collaboration with Renewal SA and Blag Homes, the project comprises 17 townhouses that set a new benchmark for quality, liveability and urban design outcomes.
The design draws from Thebarton’s brickmaking legacy and Southwark’s industrial heritage to create a contemporary, place-led response. Four distinct townhouse typologies are expressed through a unified language of robust brickwork, generous glazing and refined metal accents. Bronze-toned or dark grey cladding adds depth and contrast, while elements such as restrained archways and finely detailed letterboxes offer a subtle nod to the site’s historic architecture.
A cohesive material palette brings clarity and consistency to the row, while variation in form and scale introduces rhythm and visual interest. This curated modulation gives the streetscape a clear identity, with consistent datums and articulated facades that feel both grounded and refined.
Interiors are designed for modern living, offering flexible open-plan layouts, seamless indoor-outdoor connections and a mix of housing types to suit a variety of lifestyles. Larger homes include three bedrooms and rooftop terraces, while compact formats respond to the needs of urban residents seeking thoughtful, efficient design.
Generous in-ground landscaping and integrated building planters, which are fully irrigated and drained, are incorporated throughout. These elements create framed views of greenery from living areas, bedrooms and terraces, and contribute to a softened, vibrant streetscape that enhances daily life for both residents and the wider community.

Construction is currently underway, with the first residents expected to move in by late 2026.
