Working in close collaboration with Villawood Properties, we were engaged to design a master plan for a joint venture bid between Villawood and Hostplus for the once-in-a-generation $350 million vision for the Morphettville Racecourse
Working collaboratively with Villawood and the South Australian Jockey Club this masterplan will fundamentally shape the regeneration of 7.5 hectares of rezoned land between the Morphettville Racecourse’s home turn and Anzac Highway.
The community-driven strategic vision combines living, working, recreation, landscape and heritage and will reconnect the wider precinct to Morphettville Racecourse.
The site is ideally suited to new, mixed density housing and public recreation due to its strong public transport, cycling and walking infrastructure which provide a wider connection to the local community, beaches and Adelaide CBD.
The emerging masterplan will create a new community plaza, available for year-round events, providing a grand entry to the racecourse to act as a celebration of both its cultural and built form heritage.
The plaza will be framed by mixed-use medium density built form which will include supermarket, retail, hospitality and office accommodation with hotel and residential uses above.
Racecourse fronting homes will be lower in scale, with both apartments and approximately 250 new townhouse dwellings, linked by expanses of landscaping, parks and walking routes to provide unique and unencumbered access to the trackside and views to the Adelaide Hills.
The project represents a critical opportunity to revitalise the Morphettville Racecourse and deliver much needed new housing and public benefit to this truly unparalleled site.
